41 units, 2 pools and 2 spas (1 pool/spa is at Po‘ipu Kai’s main pool), a/c, 8 tennis courts (at Po‘ipu Kai), free fitness room, free high-speed and Wi-Fi in units, free business center, elevators (bldgs. A–F only), free room safes (upon request not bolted down), BBQ areas. These condos are part of the Po‘ipu Kai Resort area but were finished in 2009.

They consist of two sections: One is called the Regency Villas (or Garden Villas), the other is a newer section called The Villas at Po‘ipu Kai. The Villa units are still being held by the developer, so they all have a uniform look. The Garden section consists of 1-, 2- and 4-bedroom units. The Villas have 3- and 4-bedroom units. Both sections are very nice with expensive furnishings and high-end appliances. Though the main living areas are smaller at The Villas, they make up for it with doors that fold back to open onto large lanais. Both sections are very nice and have thoughtful touches such as fresh flowers on arrival and freebies like cots, kids’ play beach gear, coolers, etc.

The bathrooms really shine at The Villas with deep soaking tubs, double vanities and separate showers in master baths. We loved the skylights in the master showers in the penthouses. You get full size washer/dryers at The Villas and stacked units in the garden villas. Garden villas have no real views, but The Villas have either a pool view or a distant mountain view, which can by quite pretty and may be quieter than facing the pool. The staff here is very pleasant and professional. 1/2 units (1,000 sq. ft. achieved by lock-off) are $269–$399, 2/2 units (1,200 sq. ft.) are $299–$449, 3/3 units (1,600 sq. ft.) are $369–$499, 4/3 units (1,600–2,000 sq. ft.) are $439–$799. 5/4 that sleeps 12 people (2,200 sq. ft.) is $549. 3-night minimum.
